Context: Purchase of residential property
Based on flood mapping, the solicitor’s searches identified a potential risk of surface water flooding that required further investigation. The solicitor’s client was concerned about proceeding further with the property purchase until they were more informed about the potential flood risk.
Ashfield was appointed to undertake a three-day turnaround ‘Property Flood Review’ desktop report.
This flood review assessed numerous data sources, including planning portal data. Our flood risk consultants revealed that the solicitor’s search report had not accounted for the land reprofiling across the wider residential site or the detailed drainage design that had been approved by the Local Planning Authority (LPA), which accounted for future climate change.
Through undertaking our Property Flood Review report, Ashfield concluded there was a sufficiently low risk from surface water and other sources of flooding to the property.
After Ashfield downgraded the perceived flood risk for the property, the client felt more comfortable and at ease. This resulted in them following through with the property purchase.
